I’m a licensed mortgage associate in Calgary. My work costs you nothing, because lenders pay me, so my job is to find the arrangement that actually fits your life.

Some files close in days and some take months of groundwork. When a deal has to move quickly, I move quickly, with same-day pre-approvals and lenders I can reach directly. The things people ask before they call.

What does this cost me?
Nothing, in almost every case. Lenders pay me when your mortgage funds, so my time, the advice, and the shopping around are free to you. The exception is some private or alternative lending, where a fee can apply — if that's ever the case, you'll see it in writing before you agree to anything.
Are you available outside Alberta?
Yes. I'm licensed in Alberta and based in Calgary. When a purchase falls outside where my licence reaches, the file is placed through our national brokerage head office with a licensed associate in that province — and I stay your point of contact the whole way through. So if you're relocating, buying a recreational property, or helping family in another province, start with me. Tell me where you're buying and I'll confirm exactly how it works for your situation.
Can I get the best rate?
"Best rate" is an advertising line more than a product. The number in the ad is usually the one almost nobody qualifies for — it's tied to an insured mortgage, one specific term, a restricted lender, and conditions most people don't meet. By the time it's priced for your actual file, it isn't that number any more. What makes one mortgage genuinely better than another is usually in the fine print. How the penalty is calculated if you break the term early — and most people do, around year three. How much you're allowed to prepay each year without a charge. Whether you can take the mortgage with you when you move. Whether the term length matches what you're actually planning to do. Any of those can cost more over five years than a small difference in rate. I have access to top-tier rates through 60+ lenders and I'll always be competitive on the number. What I'd rather do is put the rate and the terms in front of you together, so the mortgage you sign is the one that's cheapest by the time it's finished — not just on the day you start it.
What if the bank already said no?
A bank is one lender with one rulebook. I work with A lenders, B lenders, credit unions, and private lenders, which means a decline in one place is often an approval somewhere else — sometimes at similar terms, sometimes as a short-term step while we fix what caused the no.
Do you finance new builds?
Yes. New construction has its own timelines, completion dates, and rate-hold requirements that resale purchases don't, and builders often have their own deadlines attached. It's worth talking early rather than after you've signed with the builder.
How much do I need for a down payment?
In Canada the minimum is tiered: 5% on a home under $500,000; 5% on the first $500,000 plus 10% on the portion between $500,000 and $1.5 million; and 20% on homes of $1.5 million or more. So a $700,000 home needs $45,000, not $35,000 — a common and expensive surprise. Under 20% down, mortgage default insurance is required and gets added to your mortgage.
Will shopping around hurt my credit?
No. You fill in one application and I pull your credit once, then take that same file to multiple lenders. That's one inquiry, not sixty — which is exactly why going bank to bank on your own is the more damaging approach.
How fast can I get a pre-approval?
Usually the same day, and it comes with a rate hold of up to 120 days. That means you can shop knowing your number, and if rates rise while you're looking, you keep the one you were quoted.
